✨ That man didn't fall onto that mountain... ✨

Years ago when I was a camp counselor at a wilderness camp, I learned something powerful about how people respond to instructions. Take dinner, for example, which we cooked over a fire, then cleaned up in our primitive kitchen area (complete with a lashed-together drying rack!).

I couldn't just say, "It's Shannon's and Karin's turn to clean up after dinner." It just wouldn't get done, at least nowhere near what I expected, no matter what consequences were put on them or how many reminders I gave them. But when I actually gave them a written list — "Here's your step-by-step checklist: scrape off each plate into the bag, put one lid of soap in the basin, add water to the rinse basin…" — the dishes got cleaned and organized.

Without me watching their every step. Because structure creates confidence.

Agents experience this exact dynamic with sellers who are supposed to keep homes show-ready. You can tell them "keep the house clean for showings," and what happens? The house gradually falls back into lived-in chaos.

You send reminders. They apologize. The stress builds.

But here's what's really happening: You didn't give them structure. You gave them vague instructions with no roadmap. When sellers don't have a clear system, they guess. And guessing leads to inconsistent effort, last-minute panic, and resentment.

The Takeaway for you: Here's what setting expectations early actually looks like. Instead of: "Keep the kitchen clean." Say: "Buyers decide in seconds based on photos. Let's keep counters clear except for the coffee maker and that plant. Everything else goes in this cabinet. Here's why: buyers want to see space, not stuff. Can you do this before every showing?"

Instead of: "Make the beds." Say: "Buyers walk into bedrooms and immediately picture themselves there. Made beds with these two pillows positioned this way signal care and intention. It takes 90 seconds but changes how they feel about the whole house."

When structure replaces vagueness, everything runs smoother. Sellers feel supported. Buyers feel confident.

And you? You get your life back. More on this coming soon.
