✨ Seller resistance transformed into results ✨

Recently I was asked by a Realtor to conduct a Marketable Home Consultation at a house where the owners had lived for almost 50 years. I wasn't able to call ahead, but sent my seller's preparation slides to their email address, and knocked on their door a few days later.

Upon entering the house, I saw all their collections and "outdated" decor, rooms and rooms of it. "Oh no, we didn't get your email," she said. "We don't check it too often." Well, I knew that without the slides, the quick glance I had around the house, and the resistant-to-change "vibes" she was sending my way, that we'd have some pre-consultation seller's mindset work to do!

So I went through my introductory slides, we talked, I used strategies, and more. By the time I left them with their Seller's Action Plan "homework," they were maybe 80% on board. I'll take that win!

Seller resistance to home preparation is a common stressor for Realtors. Sellers often have difficulty hearing that their beloved home needs changes before it hits the market. Asking them to declutter, depersonalize, or repaint can feel like asking them to erase themselves.

Bridging the gap between seller emotions and buyer perceptions is where the rubber hits the road. A few ideas I use for seller resistance:

  • Empathy First: Acknowledge the sellers' emotional connection to their home. They need to feel heard before they're ready to hear advice.

  • Shift the Perspective: Use phrases like, "Let's help buyers see the potential in this space," to focus on the buyer's viewpoint without undermining the seller's choices.

  • Use Visuals: Show before-and-after photos of staged homes or market data that highlights how small changes can increase buyer interest and offer prices.

  • Offer a Simple, Prioritized Plan: Give clear, actionable steps that feel manageable. Overwhelming sellers with too much at once can backfire.

When I arrived a week later to stage their house using only their items, they had completed most of the items in their homework. I removed some furniture pieces and moved accessories from room to room. She followed me around the whole time, cleaning as she went.

She admitted that it was actually "fun" to see how the house was transformed, and said she felt "giddy" about it. She told her husband "Amy is a magician!"

The house sold quickly and they were able to move on to a more manageable place. Helping sellers move from resistance to excitement is the magic of what we do — and it's what makes the difference in YOU standing out and being able to get homes sold. 💙
