4 ways to make home buyers fall in love with your listings this year

Isn't this the goal of all of your listings? No matter the price point, everyone wants to sell and sell for the most money in the least amount of time. To do this well, you need to get into the minds of the buyers, and focus on these 4 things.


1. Know what buyers aspire to.


Buyers have things they subconsciously aspire to, even if they don’t say it. What do most buyers really want?




2. Only publish beautiful photos highlighting the home's features.


Buyers have a definite opinion about a house within the first few seconds of seeing pictures of it (don't you when you see pictures online?), and almost all look at the online photos before deciding if they want to go see it in person.

Beautiful pictures of appealing rooms are KEY to increasing the buyer pool and getting more showings of people who are willing to pay more money. But after you attract their attention with the beautiful photos, and get them to the house…..






3. Don’t underestimate the importance of the emotional connection.


Buyers want to see themselves living in the house. Research shows that buyers need to connect emotionally with a house to "fall in love" with it and see themselves living there.


After the first 7 seconds, a buyer has made a strong first impression, and everything they see or feel after that simply reinforces this positive or negative first impression.


A 2019 NAR survey found that 83% of home buyers find it difficult to visualize the property as their future home when it is either empty or is decorated in a way that distracts them from seeing the features of the house.


This is why if it is empty, they notice more flaws and have a hard time making an emotional connection. Likewise, if the house is full of things that distract them, then they only feel uncomfortable and definitely are not making that connection!




4. Most buyers want a house that looks move-in ready.


A recent survey by NAR showed that 63% of today's buyers are willing to pay more money for a house which does not require any renovations and is move-in ready.


If the house is clean, beautiful, free from distractions, and styled to highlight its best features, it shows you are offering a turn-key ready home. For some reason, many buyers notice something like a worn area in the carpeting, and they generalize and think the whole house must be structurally unsound!


Buyers want certain things, need an emotional connection to the house, and that all-important first impression. Putting these statistics to good use in a practical sense will make it easier for buyers to love your listings!
